Zillow pivots its business model again!

Investors sue MLS-owned Remine

Investors sue MLS-owned Remine, demand payment for shares

“Three shareholders of real estate software company Remine filed a lawsuit against the company Thursday following its acquisition by four multiple listing services.

The investors — Alexander Atwood, Brian de Schepper, and Jonathan Ferris — are demanding their shares be appraised and that Remine pay fair value for them.

What a shit show.

“Remine, a company that in its short history has been plagued by financial troubles, plunging personnel rolls, and a toxic work environment, is now a subsidiary of MLS Technology Holdings LLC, a joint venture owned by four MLSs, that acquired Remine in October 2021.”

Exactly what valuation would you give a company “plagued by financial troubles, plunging personnel rolls, and a toxic work environment“?

“Before its acquisition, Remine had more than 100 private investors and those shareholders rolled forward into MLS Technology Holdings, according to former Remine CEO Mark Schacknies.

When do these other guys start popping out of the woodwork? And what if they are successful? Who pays them?

Industry Relations Episode 68: Privacy Concerns Around Real Estate Data

Who owns the data associated with a house?

As it stands right now, the listing broker is in control. But what if a buyer doesn’t want a floor plan or 3-D walkthrough of their new home available online?

There is growing public concern around data privacy in big tech, yet few are talking about how this translates to the real estate industry.

On this episode of Industry Relations, Rob and Greg sit down to discuss the complexities around who owns real estate data, considering whether homeowners should have ownership rights to the data for their property.

They explain the current privacy laws around street photography and explore the expectation of privacy in public records—including MLS databases.

Listen in to understand how privacy policies might impact different players in the real estate space and learn how to think about who should own property data once the SOLD sign goes up.

What‘s Discussed:

The ruling in the VHT v. Zillow case re: copyright in real estate photography

Who currently owns the data about a house and why it’s such a complex issue

Whether homeowners have ownership rights to the data for their property

The safety concerns associated with making property data available online (for buyers and sellers)

The current laws around photography and privacy

The expectation of privacy around public records and Rob’s take on why the MLS is not a private platform

How Apple’s App Tracking Transparency policy impacts real estate vendors

How privacy policies might affect Compass’ business plan

How we rely on open data to value homes

How the privacy issues surrounding big tech might translate to real estate

The Avatar vs. The Mustache

From Marian McPherson at Inman News….

Former Keller Williams CEO Mark Willis poised to jump to eXp Realty amid legal dispute

Former Keller Williams CEO Mark Willis is poised to join eXp Realty in an undisclosed executive role, a major revelation from an 11-page bombshell countermotion eXp World Holdings filed on Monday to dissolve Keller Williams’ temporary restraining order against Willis. Willis helped grow the Texas-based behemoth from a regional firm in 1991 to a worldwide force with more than 112,000 at the time of his departure in 2014.

I tweeted about this being a possibility but to be honest the “Mark” I thought was jumping name ended with a “c”, not a “k”.

But the story is still crazy good and has everything. It’s almost like a Greek drama. Student outshining the master. Jealousy. Payback. Grudges. Betrayal. And lots, and lots of money.

Love this tidbit…

“Sanford and Keller’s relationship allegedly turned sour in the early 2000s when Keller reportedly snubbed Sanford, then a top-producing team leader, by not including him in an elite company group. The tension between the two remained in the background until 2018, when Keller dismissed Sanford’s earlier praise of his leadership.

“Love it, great. Good for him,” Keller told Inman Founder Brad Inman onstage. “I don’t care.”

“I’ll show them” has gotta be the single best motivator in anyone’s life.

And this…

“A source familiar with the matter backed up eXp’s claims and told Inman kwx Founder Gary Keller “went ballistic” when Willis, who’d spent 25 years helping KW rise to the top of the industry, said he wanted to sell his interests and join eXp.

Despite Keller’s personal feelings, eXp said Keller Williams’ interference in its recruitment of Willis is a classic case of the pot calling the kettle black, as Keller Williams hired former eXp President of Operations Stacey Onnen on Feb. 4.

Et tu, Willis?

This is going to be fun to watch.

CRMLS and Bright MLS form an alliance

Two Largest Multiple Listing Services in the Country Form Alliance
CRMLS and Bright MLS Collaborate to Advance Residential Real Estate Industry Technology

“To start the collaboration, the two organizations will complete a data share agreement enabling them to explore the power of a larger, shared data set. Soon after, the companies will work to identify ways they can eliminate redundant technologies. Other key projects include exploring an enhanced user experience and a customer-facing website for both organizations.”

At first glance, this seems to be very similar to MLS Aligned organizations which comprise 7 MLS organizations (ARMLS, UtahRealEstate.com, MetroMLS, MLSListings, RMLS, NNRMLS, and Beaches MLS) representing about 150,000 members. Since CRMLS and Bright MLS are the two largest MLS organizations in the country they already represent over 200,000 members.

Having sat on the board of directors for ARMLS I have seen firsthand how these alliances can bear fruit.

Some may ask, “Why not form alliances with MLS organizations that are closer geographically?” The short answer is politics. And in the case of CRMLS and Bright MLS, they have such a large scale to get any real benefit they need to work with someone at the same scale as themselves.

Looking forward to seeing what these two organizations cook up!
